Living in Palm Heights

Palm Heights is a group of three apartment towers with 816 homes in Palm City, a township of about 30 hectares on the Giồng Ông Tố and Mương Kinh rivers in An Phú, District 2. It was the township’s second phase, built by Keppel Land and its Vietnamese partners and completed in 2019, and The American School’s campus is in the same township.

Families with children at The American School, a few hundred metres from the towers, and people who want a newer building on the riverside edge of An Phú.

Inside Palm Heights

  • T1, T2 and T3: The three Palm Heights towers, with a resort-style infinity pool and barbecue pavilions in the shared grounds.
  • Palm Residence: Palm City’s first phase: 135 terrace and semi-detached houses in a gated community, completed in 2017.
  • Palm River: A new riverside subdivision of Palm City; building work started in June 2026.

Schools, health and shopping

  • Sport: A resort-style infinity pool and barbecue pavilions for Palm Heights residents.
  • Schools: The American School (TAS) opened its campus inside Palm City in 2020, at 6 Song Hành, a few hundred metres from the towers.
  • Parks and water: Riverside parks are open along the township’s waterfront, and work began in October 2026 on a park of nearly 3 kilometres along the Giồng Ông Tố River, with running tracks and outdoor fitness areas.

Getting there

  • By road, about 10 km to Bến Thành Market (10 to 15 minutes) and 16 km to Tân Sơn Nhất Airport (20 to 25 minutes), with no traffic.
  • Keppel Land put Palm City about 15 minutes by car from the central business district.
  • Rạch Chiếc station on Metro Line 1, on Võ Nguyên Giáp to the north, is the nearest station; trains run west through An Phú, Thảo Điền and the Opera House to Bến Thành.

Good to know

  • Palm City is still being built around the towers: the Palm River subdivision broke ground in June 2026 and the riverside park in October 2026, so expect building work nearby.
  • Keppel sold its stake in Palm City in 2025, and Nam Rạch Chiếc Company and Hương Việt Properties are building the remaining phases, so older listings and signs may still name Keppel.
