Studio apartments in Hanoi: what kind of building you are really renting in
Three kinds of building, all called a studio
The word studio covers three quite different homes in Hanoi, and the photographs rarely tell you which one you are looking at. The first is a studio in a managed apartment tower, with a lift, a reception desk and a building management office. The second is a studio in a small serviced building, where the landlord lives nearby or on site and cleaning is often part of the rent. The third is a room in a converted house or a purpose-built block of small flats in a lane, which locals call a mini apartment building.
All three can be good homes. They differ in who is responsible when something goes wrong, how much noise reaches you from the street, and what you are relying on if there is a fire. Ask which of the three a listing is before you ask anything else, because the rest of your questions depend on the answer.
Why the building type matters for safety
Hanoi has a clear reason to take this seriously. On the night of 12 September 2023 a fire in a mini apartment building on Khương Hạ street, in Thanh Xuân, killed fifty-six people. The building had a permit for six storeys and had been built to ten, with one narrow stairway and one way out. Inspections of small rental buildings across the city followed, and the rules have tightened since.
For a renter the practical checks are simple and worth doing at the viewing rather than after signing. Count the ways out of the building, not just the way you came in. Look for smoke alarms and extinguishers on your floor, and check that no window you might need is barred shut. A managed tower answers most of this for you. In a small building in a lane, the answers are yours to look for, and a landlord who is proud of them will show you without being asked.
Comparing studios across the city
Studios are not spread evenly across Hanoi. Tây Hồ has more of them than anywhere else, because that is where foreign residents have clustered for years. Each area asks a renter a different question: the lakeside in Tây Hồ, the universities in Đống Đa, the weekend vehicle rule in Hoàn Kiếm.
This page is for the step before that, when you have several studios open in several districts and want them side by side. Compare floor area rather than the word studio, ask whether the kitchen is a full kitchen or a sink and a hotplate, and check what the rent includes, because cleaning, internet and the building fee can each be inside the figure or added to it.
