What you are physically renting
A house to rent in Hanoi is usually a lane house, and the shape is consistent enough to plan around before you view anything. They are narrow and tall, commonly four or five metres wide, so most of what you are taking on is stairs, and a lift is the exception rather than the rule. The way in is a lane, and the width of that lane is a practical matter rather than a cosmetic one, because it decides what is able to reach your front door.
A smaller number of houses sit inside a gated development, or come with a garden and somewhere to keep a car, and they are a different product carrying a different set of questions. Both kinds appear below when we have them. Making the distinction early is worth the minute it costs, because a photograph of a front room tells you very little about which of the two you are looking at.
The fire safety rule, and the date it took effect
Ask about fire safety compliance first, and ask to be shown it. Under Directive 19, issued on 24 June 2024, multi-storey houses, multi-apartment buildings and mixed residential and business buildings in Hanoi had to meet fire prevention standards by 30 March 2025, and a building that does not meet them must stop operating. That date has passed, so this is a question about a rule already in force rather than one arriving later, and it is a fair thing to raise with any landlord.
Underneath the rule sits the lane again. Find out how wide it is, how far the house stands from the nearest street a vehicle can use, and where the second way out of the building is. In a managed block somebody is paid to hold those answers. In a house nobody is, so the questions are yours to ask and the answers are worth considerably more than the listing photographs.
Water, and why the ground floor becomes yours
Hanoi floods locally, and it does so predictably enough to plan for. City forecasts put Hanoi at 71 local flood points once rain passes 70mm in an hour, which over a Hanoi summer is an ordinary downpour rather than an exceptional one. Where those points fall varies street by street, and the people who know are the ones already living on the street rather than anyone holding the keys.
On an upper floor of an apartment building that is somebody else’s problem. In a house it is yours, along with whatever is parked on the ground floor and whatever is stored at the back of it. So ask what the street does in a hard downpour, ask a neighbour and not only the agent, and ask specifically about the ground floor and about the lane immediately outside it.
