Terms of use
What this site is, where the information on it comes from, and what you can expect from us.

The short version. This site advertises homes we lease on behalf of their owners and managers. Browsing it and enquiring through it are free to renters. The rent and the availability come from the owner or manager and can change, so treat a listing as an invitation to ask rather than an offer. Nothing here becomes a tenancy until you sign a lease with the landlord.
Who you are dealing with
This site is operated by Nest Living, a residential leasing agency. When you enquire about a home listed here, you are dealing with us as the agent acting for that home's owner or its manager. We are not the landlord, and we do not own the homes on this site.

What this site is, and what it is not
It is a place to find a home to rent, to see what it costs, and to ask us about it. You can browse it and send an enquiry without an account.
It is not a shop. Nothing on this site can be bought or booked through it, there is no checkout and we take no payment on it. Every enquiry is the start of a conversation with a person on our team.
Where the listing information comes from
The rent, the size, the photographs, the fixed bills and the availability of each home come from its owner or its manager. We check what we are given and we correct what we find, but the underlying facts are theirs, and they change: a home can be taken by another renter, a rent can move, and a landlord can withdraw a property, sometimes on the same day.
So a listing is an invitation to ask about a home, not an offer to lease it on those terms, and nothing on this site is a contract. The figures that bind anyone are the figures in the lease you sign. If you find something on a listing that looks wrong, tell us and we will check it, because the same error is in front of everyone else who looks.
We show the currency conversions on this site as a convenience, at a rate we hold centrally. Rents are agreed and paid in the currency the lease names.
What using this site costs a renter
Nothing. We do not charge renters a fee for searching, for enquiring, for viewings, or for us finding you a home. We are paid by the owner or manager of the property. If a landlord asks you for a fee of any kind through us, tell us.
Using the site fairly
Please do not:
- send enquiries you do not mean, or submit other people's contact details as your own;
- copy the listings, the photographs or the text on this site for another listing site or advertisement;
- use automated tools to harvest the site, or try to get around the limits that keep the forms usable for everyone.
The photographs, text, brand and design on this site belong to Nest or to the owners who supplied them. You are welcome to share a link to a listing with anyone.
If you list a property with us
When you submit a property, you are telling us that you own it or are authorised to let it, and that what you have given us is accurate, including the rent, the bills and what is included. We may edit the wording and the photographs for the site, and we may decline to advertise a property or take one down. Sending us a property does not by itself create an agency agreement between us; that is a separate conversation.
What we promise, and what we cannot
We will keep this site accurate as far as the information we are given allows, we will answer enquiries, and we will tell you plainly when we cannot help. We cannot promise the site is available without interruption, that every listing is still available at the moment you read it, or that a home you like will still be there tomorrow.
Where a link takes you to another company's site, what happens there is governed by their terms, not ours.
Your information
What we collect when you contact us, why, who else sees it and how to have it deleted are all set out in our privacy notice. It is short and it is specific.
Changes to these terms
When we change these terms we change the date at the top of this page. If a change matters to someone with an enquiry already open with us, we will say so here rather than leave it to be noticed. These terms are in English today; a Vietnamese version is being prepared.
The law that applies
These terms, and any dispute about them or about this site, are governed by the law of Vietnam, and the courts of Vietnam have jurisdiction. Nothing here takes away a right you have under a law that cannot be signed away.
