Questions about renting in Da Nang

Can I find a home in Da Nang before I arrive?

Yes. You can see homes on a live video call while you are still overseas. Many people take a serviced apartment for the first month, then choose a longer lease once they know the city, rather than sign a year unseen. A person on the Nest Living team reads every request about Da Nang and replies on the app you prefer, in English or Vietnamese.

Which areas of Da Nang do expats live in?

Right now the homes on the website are in An Thượng & Ngũ Hành Sơn (5 homes) and Phước Mỹ & Sơn Trà (3 homes).

Can I rent short-term or by the month in Da Nang?

None of the homes on the website in Da Nang is short-stay right now. Nest offers short-term and serviced options from one month, and an advisor can look for one for you.

How much does it cost to rent an apartment in Da Nang?

The homes on the website in Da Nang right now run from ₫9M to ₫60M a month. Bills come on top of the rent, and every listing shows its all-in monthly cost.

How long is a lease, and will I get my deposit back?

Leases with Nest run from a month up to a year. The deposit is often one month’s rent. To help you get it back, Nest makes a dated, photographed move-in condition report that you and the landlord both sign, sets out the refund conditions in the contract, and mediates if there is a dispute when you move out.

What will I pay each month on top of the rent?

Management fees, electricity, water, internet and parking usually come on top of the rent. Every Nest listing shows a True Monthly Cost breakdown, so you can compare the all-in figure between homes, and shows the electricity rate, because some landlords resell power above the state rate.

Do I pay an agency fee to rent through Nest Living?

No. The landlord pays our commission, never you. You pay your rent and bills and nothing extra for us finding, viewing and signing your home. There are no tenant agency fees or viewing fees.

Is the lease in English?

Nest uses a standard bilingual lease, in Vietnamese and your language, and an advisor walks you through every clause before you sign, flagging the ones that matter most: early termination, deposit conditions, maintenance, the electricity rate and rent increases. Sign only a lease you have read in your own language.

What is tạm trú, and who registers it?

Tạm trú is temporary residence registration: your landlord must declare your stay to the ward police. It is done online or on a paper form; on paper, it must reach the ward police within 12 hours of your arrival (24 hours in remote areas). The law: Article 33 of the Law on Entry, Exit, Transit and Residence of Foreigners in Vietnam (47/2014/QH13, in force 1 January 2015; Article 33 as amended by 23/2023/QH15, in force 15 August 2023, and by 118/2025/QH15, in force 1 July 2026). Many landlords skip it unless asked, which can hold up a visa extension or a temporary residence card, so Nest includes it in move-in support and follows up after move-in to confirm it is filed.

Can I see a home before I pay anything?

Yes, and you should: in person, or on a live video call if you are still overseas. Never pay a holding deposit, especially in cash, before you have seen the home and the owner is verified. Nest checks the ownership certificate (sổ đỏ) and confirms the landlord is the legal owner before any money moves, and only uses documented bank transfers.
