The trade you are making against Tây Hồ

People take a studio in Ba Đình for one of two reasons. Either they want to be central and pay less than the Tây Hồ strip asks, or they have got tired of Tây Hồ. Residents say both out loud. One describes Kim Mã as a more local feel, cheaper, noisier and more authentic. Another describes the Trúc Bạch area as where foreigners go when they have had enough of Tây Hồ and want somewhere more quaint and local. That is the trade in one sentence: you gain a real neighbourhood and lose some quiet.

Ba Đình also has a community most guides never mention. The Kim Mã, Linh Lang and Núi Trúc streets have been nicknamed the Japanese streets in Hanoi for well over a decade, and the area concentrates Japanese businesses, restaurants and services, with the Japanese embassy on Liễu Giai and a Vietnamese-Japanese cultural centre on Núi Trúc. Residents describe the same thing independently. If you are arriving on a Japanese or Korean corporate posting, this is the part of Hanoi already built around you, and it is the reason a Ba Đình studio is often the better answer than a Tây Hồ one.

Trúc Bạch and Ngũ Xã: be on the peninsula, not the road around it

The most useful piece of local knowledge for this district is about water. Ba Đình has two small lakes with peninsulas, and a resident put the rule bluntly: live on the islands, not on the roads running along them, because those roads are very noisy. The Ngũ Xã peninsula on Trúc Bạch lake is the clearest example. A studio thirty metres off the ring road is a different product from one on it, and the listing photograph will not tell you which you are looking at. Ask which way the window faces and what is directly outside it.

Old collective blocks, and what to look at before you sign

Ba Đình’s older studio stock often sits inside collective housing blocks built before 1994. The Ngọc Khánh estate alone has 58 blocks of two to four storeys and around 6,500 residents. These can be good value and genuinely central, and they come with specific things to check. Most have no lift. Many have added cage extensions to gain floor space, which can block the route you would use to get out in a fire. Look for a second way out, look at the wiring, and ask whether the block is inside a redevelopment plan, because several Ba Đình estates are.
