ベトナムでのアパート賃貸は、ハノイ、ホーチミン市、ダナンのどこに着いても、新しく来た人の多くがお金を失う場面です。街が不誠実だからではなく、賃貸市場が地元の慣習、ベトナム語の書類、そしてスーツケース二つで到着した外国人には入り込めない口コミで動いているからです。結果は予想どおりです。払いすぎ、返してもらう方法がはっきりしない保証金に同意し、管理費、駐車料金、「サービス料」に入居後に気づくのです。
解決策は運ではありません。お金がやり取りされる前に、どの物件でも毎回同じいくつかの確認をすることです。このページではその流れを説明します。私たちが移住をお手伝いする方の物件探しも、こうして行っています。
私たちが対応する3都市のいずれでも、外国人の家族や働く人の多くはいくつかのエリアに集まっています。その理由を知れば、払いすぎや生活に合わない場所に住むことを避けられます。
ハノイでは、タイホー（西湖）が昔からの外国人の中心地です。湖畔のアパート、西洋の食料品店、各国のレストラン、大きな外国人コミュニティがあり、家賃が市場の最高水準なのもそのためです。シプトラ（タイホータイ）は、広さと複数のインターナショナルスクールへの近さで家族に人気のゲート付き国際タウンシップです。バーディン地区と旧市街は歴史的中心部や大使館に近い一方、建物は古く道は狭めです。カウザイとミーディンはより現代的でローカル色が強く、全体に安いため、予算を抑えたい単身者やカップルに向いています。
ホーチミン市では、トゥードゥック市（旧2区）のタオディエンとアンフーが昔からの外国人の拠点で、ヴィラ、川沿いのアパート、インターナショナルスクールで家族に人気です。1区はにぎやかな商業の中心で、フーミーフン周辺の7区は広い道路と大きな外国人コミュニティのある計画地区です。ダナンでは、多くの新しい住人がミーケービーチに近いミーアンやアントゥオン、または静かなソンチャ側に住みます。
広告の家賃が毎月実際に払う額であることはまれです。数字に惹かれる前に全体を確認しましょう。管理費や建物の料金、電気（家庭用ではなく割高な商業用料金になることが多い）、水道、インターネット、バイクや車の駐車、そして価格が米ドルかベトナムドンか。ドル建ての家賃は為替で動くからです。
家具も大切です。「家具付き」は、すぐ住める完全な住まいのこともあれば、ベッドとソファ程度のこともあります。何が残るのか、何が壊れているのか、7月にエアコンが壊れたら誰が直すのかを確認しましょう。毎月の料金をすべて項目別にまとめた明細が、3か月後の「家賃に含まれていると思っていた」という話を防ぐ一番の方法です。
保証金は家賃の1か月分であることが多く、契約書で決まります。賃貸ごとに取り決めるもので交渉もでき、特に長期の契約ではそうです。決める前に、担当コンシェルジュが選んだ物件の金額を確認します。保証金は退去時、通常の使用による劣化を超える実際の損傷分だけを差し引いて返されるべきものです。この「返されるべき」は、条件が契約書に書かれ、入居時に物件の状態が記録されていて初めてお客様を守ります。
手数料で大切なのは、誰が仲介業者に支払うかです。多くの市場では家主が仲介手数料を払うため、借り手が別に紹介料を請求されるべきではありません。物件を見せるだけで手数料を求められたら、注意信号と考え、何に対する費用なのかを正確に尋ねましょう。
読めない賃貸契約は、守らせることのできない契約です。ベトナム語とお客様が読める言語を並べた二言語の契約書を求めましょう。家賃、期間、解約予告期間、保証金の扱い、修理の責任、契約期間中に家主が家賃を上げられるかを明記する必要があります。内見時の口約束は入居後には効力がありません。書類にないものは存在しないのと同じです。
正式に登録された賃貸契約は、アパートそのもの以外でも重要です。住所は一時滞在許可証やその他の登録手続きに使われるため、最初からきちんと書類化された賃貸にしておくと、後の問題を防げます。
出回っている情報ではなく確認済みの物件から始めるので、ご覧いただく物件は実在し、入居でき、実際の総費用で価格が示されています。ご自身で物件を見ていただくことも、予算、希望エリア、通勤、入居日を伝えていただいて、本当に合う物件を絞り込み内見を手配することもできます。
気に入った物件が見つかれば、お客様の言語で一緒に契約書を確認し、保証金と手数料の条件が公正かを確かめ、交渉の間ずっとお客様の側に立ちます。目的はシンプルです。自分の目で見た住まいを、合意した価格で、理解した契約書で契約すること。そして退去時に保証金を返してもらうことです。
