在越南租公寓，是大多数新来者亏钱的地方，无论落脚河内、胡志明市还是岘港。不是因为这些城市不诚信，而是租房市场靠本地惯例、越南语文件和口口相传运作，拎着两个行李箱到来的外籍人士根本无从进入。结果可想而知：多付租金，同意了没有明确退还方式的押金，入住后才发现管理费、停车费或“服务费”。
解决办法不是靠运气，而是在付钱之前，每次对每套房都做同样的几项检查。本页讲的就是这些，我们为协助搬迁的客户找房也是这样做的。
在我们服务的三座城市里，大多数外籍家庭和专业人士都集中在少数几个区域，了解原因能帮您避免多付钱，也避免住到不适合自己生活的地方。
在河内，西湖（Tây Hồ）是历史悠久的外籍人士聚居地：湖畔公寓、西式超市、各国餐厅和庞大的外籍社区，这也是这里租金处于市场顶端的原因。Ciputra（西湖西）是一个封闭式国际社区，因空间宽敞、靠近多所国际学校而深受家庭欢迎。巴亭郡和老城区离历史中心和使馆更近，但楼房较旧、街道较窄。纸桥郡和美亭更现代、更本地化，总体更便宜，适合注重预算的单身人士和情侣。
在胡志明市，守德市（原第二郡）的草田和安富是历史悠久的外籍人士聚居地，因别墅、河畔公寓和国际学校而深受家庭欢迎。第一郡是繁华的商业中心，富美兴一带的第七郡是街道宽阔、外籍社区庞大的规划新区。在岘港，许多新来者住在美溪海滩附近的美安和安上，或更安静的山茶半岛一侧。
广告上的租金很少是您每月实际支付的金额。在被某个数字吸引之前，先弄清全部费用：管理费或物业费、电费（常按更贵的商业电价而非居民电价收取）、水费、网费、摩托车或汽车停车费，以及价格是以美元还是越南盾计，因为与美元挂钩的租金会随汇率变动。
家具也很重要。“全配家具”可能是拎包入住的完整住所，也可能只有一张床和一张沙发。确认哪些留下、哪些坏了，以及七月空调坏了由谁修。把每一项固定费用逐项列清楚，是避免三个月后“我以为租金包含这个”这种对话的最好办法。
押金通常为一个月租金，由合同约定：每次租房单独商定，可以协商，长租时尤其如此。在您做决定前，您的专属顾问会确认所选房源的押金金额。租期结束时，押金应在扣除超出正常损耗的实际损坏后退还。这个“应当”只有在条件写入合同、入住时记录了房屋状况的情况下才能保护您。
费用方面，关键要弄清谁付中介费。在许多市场，中介佣金由房东支付，所以租客不应另付找房费。如果有人仅仅为了带您看房就向您收费，要把它当作警示信号，并问清这笔费用到底包括什么。
看不懂的租约就是无法执行的租约。坚持要双语合同，越南语旁附您看得懂的语言，写明租金、租期、提前通知期、押金如何处理、维修由谁负责，以及房东能否在租期中途涨租。看房时的口头承诺，入住后毫无效力。合同上没写的，就等于不存在。
正式登记的租约不只关乎公寓本身。您的居住地址会用于在越南安顿的其他手续，包括临时居留卡和其他登记的办理，所以一开始就签一份清楚、有据可查的租约，能为以后省去麻烦。
我们从经过核实的房源开始，而不是到处流传的信息，所以您看到的房子真实存在、可以入住，并按真实总费用标价。您可以自己浏览现有房源，也可以告诉我们预算、心仪区域、通勤和入住日期，我们筛选出真正合适的房子，再安排看房。
找到心仪的房子后，我们用您的语言和您一起审阅合同，确保押金和费用条款公平，并在谈判中始终站在您这边。目标很简单：您签的是看得懂的合同，住的是亲眼看过的房子，价格是双方同意的。搬走时押金如数拿回。
