Vinhomes Ocean Park 3 – The Crown is a township of about 294 hectares in Hưng Yên, launched in October 2022 as the third and last part of the 1,200-hectare group Vinhomes calls Ocean City. It is mostly villas, townhouses and shophouses, with housing on about 30% of the land and the 12.3-hectare Paradise Bay pool and water park complex at its centre. It faces Ocean Park 2 – The Empire, with the Mega Grand World shopping quarter between them, and is a short drive from the first Ocean Park in Gia Lâm.

Families who want a house rather than an apartment and like having salt-water pools, a water park and Mega Grand World close by, with Vinschool and a Vinmec hospital next door in Ocean Park 2.

Inside Vinhomes Ocean Park 3

• Thời Đại: The first zone released, in November 2022, in an Indochine style. It sits beside Ring Road 3.5 next to the township’s 10 apartment towers, and every low-rise home in it can also be used as a shop.
• Phố Biển, Vịnh Tây, Đảo Ngọc, Vịnh Xanh, Ánh Dương, Hải Đăng and Vịnh Thiên Đường: The other seven zones, with villas, townhouses and shophouses.

Schools, health and shopping

• Parks and water: Paradise Bay, launched in October 2022 and run by VinWonders, has the 2.85-hectare Tropical Lagoon, an outdoor salt-water pool with white sand, an indoor salt-water pool called Four Seasons, two Olympic-style pools and a water park.
• Parks and water: There are 11 themed parks and the Coco Run path along a canal.
• Shopping: Mega Grand World, between Ocean Park 3 and Ocean Park 2, is an 18.7-hectare quarter of shops and restaurants opened in December 2023, with an 830-metre Venice-style canal (The Venice) and a Korean-style street (K-Town).
• Transport: Internal VinBus electric buses link it with the other two Ocean Parks, and VinBus routes run into Hanoi.

Getting there

• By road, about 20 km to Hoàn Kiếm Lake (20 to 25 minutes) and 42 km to Nội Bài Airport (40 to 45 minutes), with no traffic.
• Ring Road 3.5, still under construction, passes through the township, which is next to National Road 5A and the Hà Nội–Hải Phòng expressway.
• Routes from central Hanoi cross the Red River by Vĩnh Tuy or Thanh Trì bridge and go through the Cổ Linh junction to the expressway.

Good to know

• Ocean Park 3 and Ocean Park 2 face each other in Hưng Yên; the first Ocean Park is in Gia Lâm, Hanoi. Listings often just say "Ocean Park", so check which one is meant.
• Paradise Bay was announced with Ocean Park 2 in April 2022 but was launched in October 2022 as part of Ocean Park 3, so older articles place it in Ocean Park 2.
• Vinschool Ocean Park 2 and the Vinmec Ocean Park 2 hospital are next door in Ocean Park 2.
