Living in Vinhomes Ocean Park

Vinhomes Ocean Park is a township of about 420 hectares in Gia Lâm, east of the Red River, with 66 apartment towers, streets of villas and townhouses, the 24.5-hectare Ngọc Trai lake and a 6.1-hectare salt-water lagoon. Residents began moving in during 2020, and the VinUni university campus and Brighton College Vietnam are inside. It is the first of three Ocean Parks: Ocean Park 2 and Ocean Park 3 are separate townships a few kilometres south-east in Hưng Yên, and Vinhomes markets the three together as Ocean City.

Families with children at Brighton College Vietnam or Vinschool, VinUni students and staff, and people who want lakes, playgrounds and open space close to home and are happy to cross the river to central Hanoi.

Inside Vinhomes Ocean Park

  • Sapphire 1: Eleven apartment towers, numbered S1.01 to S1.12, of 26 to 28 floors.
  • Sapphire 2: Sixteen apartment towers of 25 to 28 floors, with codes starting S2 (for example S2.16).
  • ZenPark (Ruby towers): Four 31-floor apartment towers with codes starting R1, sharing one connected basement, beside a Japanese garden and a glass-roofed Olympic-style pool.
  • Villa zones: Ngọc Trai, San Hô, Hải Âu and Sao Biển: The low-rise streets of villas and townhouses; the same zone names are also used in Ocean Park 2.

Schools, health and shopping

  • Schools: VinUni, a private university, has its campus here. Brighton College Vietnam opened in August 2023 on a 3.4-hectare lakeside campus for ages 5 to 18, and Vinschool runs campuses covering every level from kindergarten to high school.
  • Healthcare: Vinmec Ocean Park, an international general clinic, is on the ground floor of the Hải Âu building.
  • Shopping: Vincom Mega Mall Ocean Park, about 56,000 m² with a CGV cinema, opened in December 2020 beside the salt-water lagoon.
  • Parks and water: The 24.5-hectare Ngọc Trai lake and the 6.1-hectare salt-water lagoon, with a white-sand shore built by Crystal Lagoons, sit side by side. There are BBQ parks and around 60 children’s playgrounds across the township.
  • Transport: VinBus runs routes from Mỹ Đình, Times City and Cát Linh to the Ocean Park depot, and an internal loop that stops at Brighton College, VinUni and the Hải Âu building.

Getting there

  • By road, about 14 km to Hoàn Kiếm Lake (15 to 20 minutes) and 36 km to Nội Bài Airport (35 to 40 minutes), with no traffic.
  • From central Hanoi the usual route is over Vĩnh Tuy or Chương Dương bridge to the Cổ Linh junction, then onto the Hà Nội–Hải Phòng expressway, which runs close by; Thanh Trì bridge is the other crossing.
  • VinBus links the township with Mỹ Đình, Times City and Cát Linh.

Good to know

  • Ocean Park, Ocean Park 2 and Ocean Park 3 are three separate townships. This one is in Gia Lâm, Hanoi; Ocean Park 2 (The Empire) and Ocean Park 3 (The Crown) face each other in Hưng Yên. Listings often just say "Ocean Park", so check which one is meant.
  • Villa zone names such as San Hô, Hải Âu, Sao Biển and Ngọc Trai are used in both Ocean Park and Ocean Park 2, so check the full address.
  • Apartments are known by tower code, such as S1 for Sapphire 1, S2 for Sapphire 2 and R1 for ZenPark.
