Rent is the biggest part of what it costs to live in Hanoi, and it is the part we can measure. This guide sets out what homes cost to rent, by size and by district, using the homes Nest has listed right now. The figures are worked out again from the live listings every few minutes, so nobody has to remember to update them.
We rent homes, so rent is what we can put numbers on. We have not measured food, transport or health care in Hanoi, and we would rather leave them out than guess. Wherever this guide gives a figure, it says how many homes it comes from.
What a home costs to rent, by size
The typical rent is the median: half of the homes cost less and half cost more. The middle half shows the range that half of all homes fall inside, so you can see how far apart the cheaper and dearer ones sit.

71% of these homes (519 of 728) are in Tây Hồ, so the Hanoi-wide figures lean towards what Tây Hồ costs.
Rent by district
The same home costs very different amounts from one district to the next, and its size changes the price again. This table compares one-bedroom and two-bedroom homes, so like is compared with like.

What comes on top of the rent
The rent is not the whole monthly cost of a home. Management fees, electricity, water, internet and parking come on top, and electricity moves the most between a mild winter month and a hot summer one. What this guide leaves out
Food, getting around, health care and leisure are part of living in Hanoi too, and they are not in the figures above. We do not track their prices, and a number we cannot stand behind would only date this page again. Check a source that measures them, and treat any single figure, ours included, as a starting point rather than a quote.
How these figures are worked out
Every figure comes from the homes Nest has live in Hanoi with a monthly rent. Commercial units, homes priced by the night and homes in other cities are left out. A typical rent is shown only where at least 5 homes sit behind it, and it is marked when fewer than 12 do. Rents are rounded to the nearest ₫100,000.
