Serviced apartments in Tây Hồ: what “serviced” actually buys you
3 verified serviced apartments to rent in Tây Hồ, Hanoi, managed by Nest Living.
Who a serviced apartment is really for
A serviced apartment is a different product from a flat, and the difference is a service contract rather than a lease with furniture in it. In Hanoi the demand is largely corporate. Market research attributes it to foreign investment inflows, and the profile follows: people arriving on a company posting, people whose employer is paying and needs one predictable monthly invoice, and people who need somewhere to live from the day they land rather than after six weeks of viewings. If you are settling in Hanoi for years and choosing with your own money, a serviced apartment is usually the expensive answer. If you are here on an assignment, or you are buying yourself time to find something permanent, it is often the sensible one.
What is included, and what quietly is not
What “serviced” means locally is reasonably consistent. Expect housekeeping and linen changes on a set schedule, building security and maintenance, and usually utilities and internet bundled into the monthly figure. The variation is at the edges and that is where the cost hides. Some landlords cap the utility allowance and bill above it, some price cleaning separately, and management fees are not always in the headline number. Ask three things and the comparison becomes honest: what the utility cap is and what happens above it, how often housekeeping actually comes, and whether the management fee is included or added.
Why Tây Hồ specifically
Tây Hồ is one of the districts foreign tenants most consistently choose, along with Ba Đình, Cầu Giấy, Đống Đa and Nam Từ Liêm, and the reasons given are larger apartments and quieter surroundings than the centre offers. That is the honest case for the district in this category.
One thing to weigh, which no brochure raises. Tây Hồ is inside a five-year construction programme running to 2030, and a serviced apartment is frequently taken for six or twelve months on the strength of one viewing. Ask what is scheduled on the street, and ask which way the unit faces, before you commit a company budget to a view.
