Living in Thảo Điền, Ho Chi Minh City: a guide for expats who rent

The riverside area where many expats in Ho Chi Minh City rent: what it is like, the homes, and what to check before you sign.

Thảo Điền is the riverside neighbourhood where many expats in Ho Chi Minh City live, across the Saigon River from the city centre, in the area still widely called District 2. This is our first guide to it: what living there is like, the homes you will find, and what to check before you rent one.

Why expats choose Thảo Điền

Leafy lanes, villas with gardens and pools, and the city’s densest cluster of international schools, western cafés, restaurants and gyms. It is calmer than the centre and still close to it, which is why families in particular settle here.

What it trades away

It is one of the dearer parts of the city to rent in, and it is an expat bubble: you can go weeks without needing a word of Vietnamese, which suits some people and not others. The bridges into the centre are slow at peak hours, so try the commute at the time you would make it before you sign.

What Nest has to rent here

Nest has only recently started letting homes in Ho Chi Minh City, so the choice is small. In October, when this guide was written, nearly all of our homes in Thảo Điền were large family villas, most with a private pool and most let unfurnished. Thảo Điền and District 2 shows every home we have there today, with its rent.

Before you sign

The checks are the same as anywhere in Vietnam, plus one that comes with a villa.

  • See the ownership document, the pink book, or a written authorisation from the owner
  • Read the lease in a language you understand: the deposit, the notice period, repairs, the electricity rate and rent rises
  • Agree in writing who pays for the pool, the garden and the security guard, and how often each is looked after
  • Ask whether the landlord will register your residence with the police
  • Photograph the home on move-in day, with the landlord there
