About the development

Two residential towers at the heart of Ciputra, Hanoi's 301-hectare international township, surrounded by 65 hectares of greenery and water. Tower P has 182 homes (three- and four-bedroom apartments, duplexes and penthouses, every one with a private lift lobby) and Tower M has 308 (two-, three- and four-bedroom apartments and a penthouse). Homes are handed over fully finished, with one parking space per home and seven private car garages. The building targets Vietnam's first WELL residential pre-certification, with filtered fresh air in Tower P, low-VOC paint and ultrafiltered water throughout.

68 facilities across six levels. Level 1: a private car garage, courtyard, grand lobby, residents' lounge, whisky club and co-working corner. Level 2, the Wellness Suite: a four-season spa pool, kids' lagoon, infrared sauna, frost chamber, steam room, spa suite, gym, yoga and pilates studios and a nail salon. Level 3: a grill and smoke terrace, kids' adventure land, banquet house, 3D golf, a multimedia theatre and recreation corner. Level 13 sky garden, Level 20 terrace gardens, and The Crest on Level 35: a starlight bridge, infinity pool, jacuzzi and sky pavilion.

Nearby: Sun Healthcare international hospital, UNIS Hanoi, SIS, Kinderworld, Hanoi Academy and Newton schools, Ciputra Club, LOTTE Mall and the Red River Art Park. Ring roads 1 to 3 and metro lines 2, 10 and 14 are about 5 minutes away; Hoan Kiem Lake and Noi Bai airport are 15 to 30 minutes, depending on traffic.

How buying works

  1. You ask us

Tell us which home type interests you, or ask a question. We reply to the email address or number you give.

  2. We introduce you to CBRE Vietnam

Only if you say yes on the form. Nest introduces you to CBRE Vietnam, which handles the sale. Nest does not sell homes.

  3. You buy from the developer

CBRE Vietnam confirms prices and availability and handles the sale. Nest never takes a deposit or a payment.

Payment

Three payment plans, each starting with a refundable VND 200 million escrow:

Standard: 5% at the escrow agreement (Q4 2026), 5% at the sale and purchase agreement (Q2 2027), 5% in Q4 2027, then 5% a quarter from Q1 2028 to Q3 2029, 45% at handover (Q4 2029) and 5% with the pink book.

Bank interest support: 5% (Q4 2026), 5% (Q2 2027), 5% (Q4 2027), 10% each in Q1, Q2 and Q3 2028 (the 30% the bank funds), 5% in Q3 2029, 45% at handover (Q4 2029) and 5% with the pink book. The developer pays the interest on that 30% until handover or for up to two years, whichever comes first, with no principal repayments during that time.

Rare: 5% each in Q4 2026, Q2 2027, Q4 2027, Q1 2028, Q3 2028, Q1 2029 and Q3 2029, 60% at handover (Q4 2029) and 5% with the pink book. Only 35% before handover.

All plans are the developer's estimates. Ask us for the current terms.

Ownership

The ownership certificate (pink book) is issued after handover, against the final 5% payment. The developer has not published the ownership term or the rules for foreign buyers; ask us and we will get the answer from the developer's sales team.
