One job, carried from a renter's first email to the day they collect their keys, open at both junior and senior level. You build the shortlist, run the viewings, negotiate with the owner and are there at the signing. Most of your week is spent out in the city rather than at a desk.
About the job
Most of our renters are foreigners who have just arrived in Vietnam, and many write to us before they have ever seen the city. You answer them. You work out which apartments are worth their time, take them to see the places, negotiate the rent and the terms with the owner, and you are there when the contract is signed.
Each renter is yours from that first email through to the handover, so they deal with the same person throughout. Being straight with them is the part that matters most. If an apartment has a problem, you tell them before they see it.
You are not limited to the homes already on our books. Agents here find new properties by getting to know one area of the city building by building, and by meeting the owners and building managers in it. Anything you find that way becomes one of your own listings.
What you will be doing
- Answer new enquiries in Vietnamese or English as they arrive
- Build a shortlist against what the renter actually asked for, rather than sending everything on the books
- Take renters to the viewings and show them the apartments yourself
- Negotiate the rent, deposit and term with the owner, and put the agreed version in writing the same day
- Sit in on the contract signing and the handover, so the tenant meets the same face throughout
- Get to know one area of the city building by building, and meet the owners and building managers in it
- Check that anyone offering you an apartment is entitled to let it, before anything is promised
- Keep every enquiry, viewing and outcome in our system, so whoever covers your leave is not guessing
What we need from you
- Letting, sales or hospitality work where you dealt with the customer directly
- Working Vietnamese and working English. You will use both every day and neither has to be perfect
- The confidence to tell an owner their asking rent is too high, and to hold that position
- The patience to visit the same building repeatedly before anyone there takes you seriously
- Comfortable writing things down. Much of this job is the record you keep after each call and viewing
